Method

Why extraction rather than shampooing

Shampooing works detergent foam into the carpet and vacuums it out. The problem is that residue stays in the fibres, and residue attracts dirt, so the carpet resoils faster than it did before. It survives as a method mainly because rotary machines are cheap, not because the results are better.

Hot water extraction injects hot water and solution deep into the pile, then pulls it back out along with the soil. Nothing is left behind. It is what carpet manufacturers specify, and it is the right choice on carpet that has been neglected or where there has been any contamination. The tradeoff is drying time, usually several hours, which is why it is best scheduled after hours or on a weekend.

Encapsulation has its place for interim maintenance on lightly soiled commercial carpet, but it is not effective on heavy soil, so it is the wrong tool for a first clean.

Is shampooing or extraction better for commercial carpet?

Extraction. Shampooing leaves detergent residue in the fibres and residue attracts dirt, so the carpet resoils faster afterwards. Extraction rinses the soil out and leaves nothing behind, which is what carpet manufacturers specify.

How long does carpet take to dry?

Several hours in most commercial spaces, sometimes most of a day in humid conditions or on thicker pile. Best scheduled after hours or on a weekend so it is dry before anyone is back in.

How often should commercial carpet be cleaned?

Twice a year in a typical office, quarterly in high traffic areas or anywhere food is served. Between deep cleans, regular vacuuming does most of the work of keeping soil from bedding into the fibres.

What is strip and wax?

Removing the existing floor finish entirely, cleaning the bare surface, then applying new coats of sealer and finish. It is what brings a dull or discoloured VCT floor back rather than adding another coat over the problem.

Is there a minimum charge?

Around $125 for carpet work. On small areas the setup, equipment and drive time do not scale down, so per square foot pricing stops making sense below a few hundred square feet.

SkinSpirit at Nordstrom, NorthPark Center

A medical aesthetic practice inside Nordstrom at NorthPark Center in Dallas, delivered for a national facility contractor across three phases in four days.

Phase one was the post-construction clean while trades were still finishing the retail wall. Phase two was a general clean after the following day's work. Phase three was the final detail before opening.

Access was through the Nordstrom loading dock after store hours, with crews routed through the closed sales floor to reach the suite. Every visit was checked in and out through the contractor's own system, with before and after photography uploaded to their vendor portal inside a three day closeout window.

Neatwick works with general contractors, facility managers and business owners on cleaning that has a deadline attached. Most of what we do is either the final clean before a space opens or the recurring service once it has.

We are not a franchise and there is no call centre. You deal with the same person from quote to invoice. We maintain crews across 24 metros and carry our own insurance on every job, so the standard does not change depending on which market you are in.

Pricing is by the job with the hours stated, not by the hour. Hourly pricing rewards working slowly. Fixed scope rewards showing up and finishing properly, and it means you know the number before anyone starts.
