Square footage alone is a poor predictor. A fifteen room medical fit-out and an open retail shell of the same area are not the same job, because rooms mean corners, casework, door frames and fixtures. We price on room count and square footage together, then adjust for finish level and access. A Class A build with luxury millwork takes longer than a warehouse office. A job behind a loading dock and a badge reader takes longer than a walk-in storefront.
Usually four to six weeks out is when it becomes real on a superintendent's list. Final cleaning is rarely a formal bid package, it sits in Division 01 general requirements, so it often gets bought late. Earlier is fine for getting on a vendor list. For the actual date, closer is better.
Yes, and on most jobs we do. We clean the areas that are finished and come back for the rest rather than working over the top of someone. It usually means phasing across a few visits.
Exteriors yes, degreased and polished. Interiors and exhaust ductwork no. That is NFPA 96 certified work and a separate licensed trade, and doing it uncertified is a liability for everyone involved.
