Grease load drives the price more than square footage, so a few details help us get close first time.

We reply the same day, usually within a couple of hours.

What drives the number

Square footage is a weak predictor in restaurants. Grease load is the real driver. A standard dining room cleans at roughly 300 to 400 sq ft per crew hour. A Korean BBQ or hot pot room with tabletop grilling drops to 120 to 200, because every surface in the room carries aerosolised grease, including the ceiling. That is a difference of two or three times on the same floor area.

The other variables are ceiling height and whether the structure is exposed, how long since the last deep clean, seating count and type, and whether the work happens overnight or around service.

Standard dining

  • Roughly $0.15 to $0.25 per sq ft

Grill or hot pot

  • Roughly $0.30 to $0.50 per sq ft

Recurring service

  • Priced per visit by scope

Excluded

  • Hood interiors and ductwork
  • NFPA 96 certified work
Questions

What people ask

Do you clean exhaust hood interiors?

No. Hood interiors and exhaust ductwork are NFPA 96 certified work handled by a separate licensed trade. We degrease and polish hood exteriors, which is the visible surface, and leave the interiors to a certified hood cleaning company.

Why does a Korean BBQ or hot pot restaurant cost more?

Tabletop grilling and hot pot put aerosolised grease into the air, which settles on every surface in the room including the ceiling structure, ductwork and light fixtures. Productivity drops from around 350 sq ft per crew hour to between 120 and 200, so the same floor area takes two to three times the labour.

Can you work overnight?

Yes, and for a full deep clean it is usually better. An empty room lets a crew move equipment, work at height and do floors properly without working around service.

Do you move equipment to clean behind it?

Anything on wheels that rolls freely, yes. We move it, clean the wall and floor behind, and put it back. We do not disconnect water, gas or electrical, so anything plumbed in stays in place and we clean as far behind it as we can reach.

How often should a restaurant get a deep clean?

Most operators run quarterly, with heavier grease environments going every other month. Daily and weekly cleaning handles surfaces, but grease accumulates in places routine cleaning does not reach, particularly overhead.

SkinSpirit at Nordstrom, NorthPark Center

A medical aesthetic practice inside Nordstrom at NorthPark Center in Dallas, delivered for a national facility contractor across three phases in four days.

Phase one was the post-construction clean while trades were still finishing the retail wall. Phase two was a general clean after the following day's work. Phase three was the final detail before opening.

Access was through the Nordstrom loading dock after store hours, with crews routed through the closed sales floor to reach the suite. Every visit was checked in and out through the contractor's own system, with before and after photography uploaded to their vendor portal inside a three day closeout window.

Who we are

A commercial cleaning contractor, not a franchise

Neatwick works with general contractors, facility managers and business owners on cleaning that has a deadline attached. Most of what we do is either the final clean before a space opens or the recurring service once it has.

We are not a franchise and there is no call centre. You deal with the same person from quote to invoice. We maintain crews across 24 metros and carry our own insurance on every job, so the standard does not change depending on which market you are in.

Pricing is by the job with the hours stated, not by the hour. Hourly pricing rewards working slowly. Fixed scope rewards showing up and finishing properly, and it means you know the number before anyone starts.
